Dallas is currently dominating the hotel construction scene in the United States, with a total of 199 projects and 24,497 rooms planned. Surpassing cities like Atlanta and Nashville, Dallas showcases substantial growth in its hotel development sector. Along with high project numbers, the city anticipates 78 planned projects and maintains the most early-stage developments. Overall, the landscape for hotel openings looks promising, with predictions of increased activity in the coming years.
Dallas is at the forefront of hotel development in the United States, boasting 199 projects and a record-high 24,497 rooms as of the end of Q2 2025. This significant lead marks Dallas as the city’s most prominent player in the hotel construction pipeline, surpassing other major markets such as Atlanta and Nashville.
Following Dallas, Atlanta ranks second with 165 projects and 19,027 planned rooms. Nashville holds third place with 128 projects and 17,025 rooms in the pipeline. Other notable cities include Austin with 125 projects and 14,598 rooms, which also represents a record in both categories, and Phoenix, with 123 projects and 16,228 rooms.
All leading markets have demonstrated year-over-year growth. Austin’s growth was particularly striking, with a 10% increase in projects and a 7% rise in rooms compared to the previous year. In total, the United States had 1,956 active renovation and conversion projects comprising 259,495 rooms by the end of Q2 2025. Washington D.C. leads in renovations with 34 projects and 4,889 rooms.
Currently, Phoenix leads with the highest number of projects under construction at 35, which includes 5,089 rooms. Not far behind, New York City has 33 ongoing projects and 6,118 rooms, while Dallas has 32 projects under construction and Atlanta has 23. Nashville also contributes with 20 projects in development.
The Q2 pipeline indicates a robust future for hotel development in Dallas, with 78 planned projects set to begin in the next 12 months, totaling 8,603 rooms. Moreover, Dallas leads with the highest number of early planning stage projects, totaling 89 projects and 12,090 rooms, while Atlanta ranks second with 77 projects and 8,303 rooms.
During the first two quarters of 2025, the U.S. saw the opening of 329 new hotels equating to 39,628 rooms. Atlanta led in new openings with 11 projects featuring 1,191 rooms, closely followed by Dallas, which opened 10 new hotels encompassing 964 rooms. The New York City area welcomed 9 new hotels, adding 1,072 rooms to its inventory.
Forecasts predict an additional 406 hotels with 45,160 rooms expected to open by the end of 2025, bringing the total openings for the year to 735 hotels and 84,788 rooms. Dallas is anticipated to contribute 20 new hotels and 2,135 rooms by year-end. By 2026, Phoenix is projected to lead with 27 new hotels and 3,207 rooms, while Dallas is expected to lead again in 2027 with 35 new hotels and 3,694 rooms.
